Cellars, bikes, bins: locks in the communal areas

Your cellar door is yours; the bike room or bin store door belongs to the building’s co-owners. Both can be changed, but different people have the say: you decide for the first, the building manager (syndic) for the others.

For a cellar, we replace the padlock or the old lock with a security cylinder, or fit a cellar security door. For a communal room, we work at the request of the building manager or the residents’ council, and provide enough keys for all residents. Depending on the door, the cylinder is euro profile, round or Swiss profile.

Before you call

  • Your cellar: note its number and how to reach the basement.
  • A communal room: have the work approved by the building manager.
  • The keys: count how many residents will need one.

Basements and communal areas in the 12th

Cellars and communal rooms differ with the age of the building: here is what we find in the arrondissement.

Bercy residential blocks

Concrete basements, cellars in wire-mesh cages or behind metal doors, bike rooms secured by key fob or cylinder: we change the cylinders, and fit cellar security doors in units closed by a solid door.

  • Rue de Pommard
  • Rue Joseph-Kessel
  • Rue de Bercy
  • Rue Gabriel-Lamé

Around the Marché d’Aligre

Vaulted cellars in old buildings, wooden doors and padlocks: this is where a cellar security door makes the biggest difference. We check the opening, often irregular, before proposing to fit one.

  • Rue d’Aligre
  • Rue de Cotte
  • Rue Crozatier
  • Rue Théophile-Roussel

Daumesnil and Michel-Bizot

Large 1930s buildings with a caretaker’s lodge and many cellars and communal rooms: after keys are lost, a building manager can have the cylinders of all the communal doors replaced in one go.

  • Avenue Daumesnil
  • Avenue du Général-Michel-Bizot
  • Rue de Fécamp
  • Rue de Toul

Porte Dorée and Bel-Air

1930s brick buildings along the outer boulevards: rows of cellars and original doors. A security cylinder is a worthwhile replacement for old flat-key locks.

  • Boulevard Soult
  • Avenue de la Porte-Dorée
  • Boulevard Poniatowski
  • Rue du Sahel

Cellar and communal room locks: your questions

Tell us whether it is a private or a communal door: the answer is not the same.

Who pays for changing the bike room lock?

The co-owners, since the door is communal: the work is ordered through the building manager (syndic), or by the residents’ council if it has been given that authority. A resident can ask us for a quote, but cannot decide alone.

Can I replace my cellar padlock myself?

Yes, the cellar door is private property. But a padlock is easily cut: a security cylinder on a sturdy door, or a cellar security door, holds up far better.

How many keys should we plan for a communal room?

One per household concerned, plus two or three for the caretaker and the building manager. With a protected-key cylinder, copies can only be made on presentation of the card of ownership, kept by the building manager: no one can have keys copied without authorisation.

Does cellar damp damage cylinders?

Over time it can make them seize, especially in vaulted cellars. A regularly lubricated cylinder lasts longer; if it jams, it can be replaced without touching the door.
